A Palm Beach real estate agent says some of the island’s most expensive homes are offered privately through broker contacts rather than listed publicly, leaving buyers reliant on agents to learn what may be available.
Gary Pohrer of SERHANT. told Fox News Digital that unlisted properties he knows of carry asking prices ranging from $17 million to $300 million. He said homeowners who are not actively marketing their properties may still consider an offer at a price they find acceptable. The figures and claims about availability were provided by Pohrer; the source report did not independently verify the unlisted inventory.
Palm Beach covers about 3.8 square miles and has roughly 2,500 single-family homes, as well as a similar number of condominiums, according to the report. Pohrer said the public Multiple Listing Service showed about 58 active single-family listings, but that total can be of little use to buyers with narrow requirements, such as a particular street or an oceanfront, move-in-ready home.
The agent cited three recent off-market sales at $97.5 million, $75 million and $58 million. He also said his team completed five deals not listed on the MLS in September, more than he typically handles in that month. These transaction figures were attributed to Pohrer.
Figures he provided show 10 single-family home sales on Palm Beach Island in August 2026, compared with two in August 2025. Year-to-date sales through the period stood at 82, up from 58 over the same period in 2025.
Pohrer expects publicly listed inventory to remain low through 2027 and said the private pool of potential listings could also contract if owners cannot find another home to buy. The report also discussed Florida homestead property-tax protections, which generally do not transfer to a new owner, and a possible tax measure on the ballot. It did not identify the measure or provide independent confirmation of Pohrer’s tax example.
